Get a quoteHow does pot light installation work in British Columbia, and who pulls the permit?
Pot light installation starts with what sits above the ceiling, so we look before we quote. We pull the permit where the job needs one, cut and wire the lights in, test them with you watching, and attend the inspection.
- We look at the ceiling and what is above it before we quote the job.
- We file the permit where the job needs one.
- We test every light with you watching before we leave.
- We attend the inspection with you.
The four questions
Pot light installation cost: what changes the price
A per-light price given before anyone sees your ceiling is a guess.
We charge $135 an hour for a Red Seal electrician plus a helper, and our work holds 4.7 stars from 137 Google reviews. The pot light installation estimate is free.
What actually changes the price:
- How many lights. Each light adds time to cut, wire and test.
- A finished or open ceiling. An open ceiling is faster to wire.
- Attic access or none. Without an attic, the wire is fished through the ceiling.
- An insulated ceiling. It needs a costlier housing rated for insulation contact.
- A new circuit or an existing one. A new circuit takes longer.
- Dimmable pot lights. The dimmer must suit the LED driver, and Lutron, Leviton and Legrand are among the brands we install for light fixtures and dimmer switches.
Retrofit pot lights change the recessed lighting installation cost and are the plainest way to replace pot lights with LED.
Recessed lighting installation in a finished ceiling: attic access and insulation
A floor above the ceiling changes how the wire reaches each light.
Attic access lets us install recessed lighting from above. With a floor above, slim pot lights and canless pot lights go in from the room side. Pot lights in bathroom ceilings need a damp location rating, and pair well with a bathroom exhaust fan installation. If we find knob and tube wiring in an older ceiling, we get your approval before touching it.
IC rated pot lights under an insulated attic
IC rated means "insulation contact" rated, built to sit against insulation, which matters most for pot lights in insulated ceiling cavities.
Do you need a permit for pot lights, and who deals with the inspector?
Yes. Adding pot lights means wiring a new fixture or circuit, which needs a permit and an inspection.
We pull the permit
We pull the permit. In Abbotsford, Chilliwack and Mission it comes from Technical Safety BC, and Vancouver issues its own.
We are there for the inspection
We are there for the inspection, so you're never left alone with the inspector.
The permit and the inspection are also the record you hand over when you sell the house.
Can you install pot lights yourself, or do you need an electrician?
In British Columbia, you may do electrical work in your own home, with a permit and inspection. Cutting the holes is easy, but running wire through joists into a junction box is where it goes wrong.
Our licensed pot light installer or recessed lighting installer handles the permit and inspection and carries the responsibility. A new circuit also needs room on your electrical panel.
The close-out
What we check before we call the job done
Nothing is finished until it passes inspection. These checks get it there:
- We test every light and show you it works before we leave.
- If an inspection does not pass on our work, we put it right, call the inspector back, and we cover the cost.
Pot light layout: how many you need and how far apart
Pot light spacing follows ceiling height and the job each light does.
- 01
How many pot lights do I need?
Fewer, well-placed lights beat a ceiling full of holes. Pot lights in basement suites need their spacing set for the lower ceilings.
- 02
How far apart should pot lights be?
Distance from walls and cabinets matters as much as the gap between lights. Pot lights in kitchen ceilings work best when the light lands on the counter, not behind you. An open ceiling is the easiest time to plan the wiring during a renovation, and exterior and soffit pot lights are covered under our landscape lighting work.
What happens if something is wrong after we leave
If something we installed is not right, we come back.

How much does it cost to install pot lights?
It depends on how many lights you want, the ceiling, and whether you need a dimmer or a new circuit, so we see the space before giving a number. An open ceiling with attic access costs less to wire than a finished ceiling with a floor above. The estimate is free.
Why are my LED pot lights flickering?
It is usually a dimmer not matched to the LED driver, a loose connection, or mixed bulbs. The estimate on new work is free, but tracing an electrical fault is $165 for a 45-minute diagnostic, which finds the cause before any repair.
Can you put pot lights in an insulated ceiling?
Yes, with a fixture rated for insulation contact, called IC rated. A fixture without that rating can overheat when insulation is packed tightly around it. Before we quote, we look at what sits above the ceiling, so the quote is for the right housing and not a guess.
How long does it take to install pot lights?
It depends on the number of lights, attic access, and whether a new circuit is needed. Lights under an open attic go in faster than lights in a finished ceiling, where the wire has to be fished between the joists. We can tell you what affects the timing once we see the ceiling.
Will an electrician leave holes in my walls?
The main holes are the fixture cut-outs. With attic access, the wire runs from above and the ceiling keeps only those holes. With a floor above, a joist in the way can mean one extra access hole in the ceiling. Slim pot lights need only the cut-out.
Why is my final bill higher than the electrician's quote?
It is usually work beyond the quoted scope, such as poor wiring inside an opened ceiling. A quote is priced on what we can see. If the scope changes, we tell you before we do it, not after. You get the quote in writing before any work starts.
